Every month-end, the same chores come back

  • Meters in a notebook, a calculator for every room

One wrong digit and the whole bill is wrong — then you hunt for the mistake.

  • Bills sent one chat at a time

And the same question every month: why is electricity higher? Tenants never see the meter.

  • Slips scattered across chats

Who paid, who did not, and was this slip already sent last month?

  • Unsure about the 2025 OCPB rules

Water and electricity may not exceed what the utility charges you, but your rates were never checked against the real bill.

Three steps, all on your phone

Try the demo dorm right now in the browser of your phone or computer — nothing to install

  1. Read the meters

A big number pad and a photo of each meter; units are worked out instantly.

    Details

Walk room to room with a big number pad and photograph each meter as proof. Units are calculated instantly, and odd readings — going backwards or jumping up — are flagged.

  2. Check and send the whole building

Bills with meter photos and a PromptPay QR go to every room at once.

    Details

Itemised bills with meter photos and a PromptPay QR holding the amount. The OCPB 2025 checker speaks up before sending. Bills go to a LINE OA in your dorm's own name, or by Telegram, e-mail or link.

  3. Get paid, confirm in one tap

Tenants attach the slip, duplicate slips are caught, you confirm in one tap.

    Details

Tenants scan with their bank app and attach the slip. Duplicate slips are caught; you confirm with one tap and the receipt is issued for you.

Everything a dorm needs every month

Large text, big buttons, plain words — made for owners of every age

  • Clear bills with meter photos

Every line shows where it comes from; tenants see the meter photos themselves.

    Details

Every line shows where it comes from, e.g. "150 units × 4.50 = 675.00". Tenants can see the readings and photos themselves, so they ask less.

  • Duplicate-slip guard

A slip used before is flagged at once · checking slips with bank data is an optional add-on.

    Details

The QR on each slip is read and a slip that was used before is flagged at once. A dorm that turns on the add-on "check with bank data" also sees whether the amount, the transfer time and the receiving account match the bank's data. You confirm the payment with one tap.

Checking with bank data is an add-on each dorm chooses to turn on. Slips that do not match, or cannot be checked yet, wait for you — and you should still keep an eye on the dorm's account as usual.

  • OCPB 2025 rules checker

Speaks up before you send · not legal advice.

    Details
    • Water and electricity no higher than the utility charges you
    • Deposit plus advance rent no more than 3 months
    • Bills sent at least 3 days before the due date
    • A reminder of the deposit refund deadline after move-out

Warnings based on the numbers in the system — not legal advice.

  • Unusual usage and leak hints

A big jump is flagged for a look · a hint, not proof of a leak.

    Details

Usage is compared with the room's previous months and with similar rooms; a big jump is flagged for a look. A leak-test helper: turn everything off, read the meter twice, see the loss per hour and per month.

A hint to go and check, not proof of a leak; a leak smaller than the meter can register may not show.

  • Easy for tenants

Questions

Is LINE OA free?

LINE OA has a free plan of 300 messages a month (LINE's terms as of Oct 2026). RentX is designed to fit it for a typical dorm of up to about 30 rooms; 31–50 rooms use the message-saving mode.

If the quota runs out, tenants still open their bills through the link. LINE may change its plans, and we charge nothing for LINE.

What do tenants have to do?

No app and no account. They open the bill from the dorm's LINE or a link, scan the QR with their bank app and attach the slip on the same page.

With LINE, tenants add the dorm as a friend and register once. No ads and no fees.

What does the OCPB checker do?

It warns about the numbers in the system — a rate above the real bill, a deposit over 3 months, a due date too close — so you can fix them before sending.

It is not legal advice. The 2025 notice applies to landlords with 3 or more units, except dormitories registered under the Dormitory Act and hotels. Ask an expert about your own case.

Can bills go out by WhatsApp?

WhatsApp is not supported yet. Bills go out by LINE OA, Telegram, e-mail and link.

Can I buy it now?

Not yet, and we take no advance orders: the system is being developed and tested and opens once it is ready for real use. Meanwhile, try the demo dorm without signing up.
